Project Description

Building 1480 houses the Office of Air and Marine (OAM), San Diego Air and Marine Unit (SDAM) and has been operating at this site for more than 25 years. The building includes office space as well as a hangar bay. Renovation and repair work modified the existing facility to provide upgrades to the interiors, roofing, lightning, ventilation systems, and parking lot pavement of the active and occupied Building 1480 at Naval Air Station North Island, Coronado.

Scope of Work

This project involved alternation and repair scopes under NAICS 236220 for an institutional facility.

  • Replaced the carpet in a portion of Building 1480, which included demolition efforts in an active and occupied facility.
  • Installed cushion back carpet tile and vinyl wall base.
  • Replaced the 800-SY roof system and all related components (flashing, trim, rain water gutters, and integral rain water collector boxes).
  • Replaced the roof access and equipment curbs. Prior to renovation we disconnected and protected the roof mounted exhaust fans, AC condenser units, parapet wall and surface antennas. The new roofing system included a roof deck vapor barrier, board-type high-density rigid insulation with an R value of no less than 30, an insulation protection board, an elastomeric membrane roof, and walk pads from the roof access hatch to the roof mounted equipment. The elastomeric membrane is reflective, which aids in energy efficiency.
  • Installed two Big Ass Fans brand Powerfoil X3.0 ceiling mounted fans on the north side of the hangar bay.
  • Installed two new breakers in existing panel to provide power to the fans.
  • Re-paved and re-striped the 16,500-SF automotive parking area. This involved repairing cracks with a hot-applied, low-modulus, rubberized asphalt, then coating the asphalt with a hot applied slurry seal for a portion of the lot. In the higher-traffic part of the lot, we removed 2” of asphalt, compacted the underlying surface, replaced base course where necessary, and installed new asphalt to achieve a 4” asphalt parking area.
  • Upgraded the existing high bay lighting in the hangar to LED fixtures. 49 new GE Albeo ABHG LED high bay lighting fixtures in total were added. Provided labor, tools, and material to demolish existing high bay lighting wiring and connections to include existing switches. Installed a new lighting control dimming panel with associated conduit, boxes, wiring and supports to dim each of the four zones independently. Installed two new low voltage dimmers with on/off controls at each man door for a total of four low voltage dimmers for independent control of high bay lighting in each of the zones.
  • Installed heat sensors in the ceiling in accordance with the life safety code and the NFPA code. Provided an alarm pull box, strobe, and audible alarm for the interior and tied the system into existing fire alarm panel.
